Hodges Ward Elliott, as exclusive agent for the Seller, is pleased to present for your consideration the 171-key Hyatt Place Atlanta Buckhead, an all-suite, premium select-service hotel to be delivered free and clear of financing, management, and brand encumbrances. The Hotel is located in the heart of the Buckhead CBD, one of the Southeast's premier mixed-use destinations.

After 30 years of operation under Hyatt Place and its predecessor brand, with Hyatt serving as manager throughout, the Hotel is now available for acquisition free and clear of existing brand and management encumbrances for the first time. The existing ground lease will terminate, allowing the Property to be delivered fee-simple and without financing encumbrances.
This rare blank-slate opportunity allows a purchaser to implement a comprehensive renovation, select a new brand, and establish its preferred operating strategy. The Property’s size, infill location, and existing amenity package support a range of premium select-service positioning strategies, subject to brand availability and conversion requirements.
The Property is located within Buckhead Place at the high-profile intersection of Peachtree and Piedmont Roads, surrounded by more than 14.0 million square feet of Class A office space, 2.3 million square feet of super-regional retail at Lenox Square and Phipps Plaza, thousands of luxury residential units, and a deep concentration of corporate headquarters. Guests are within immediate walking distance of restaurants, retail, fitness, and everyday conveniences, including a new Chick-fil-A that opened directly adjacent to the Property in May 2025.
The surrounding area has also benefited from significant reinvestment, including the comprehensive redevelopment and re-tenanting of nearby Buckhead Landing around a new Publix. The growing concentration of dining and retail options has materially improved walkability and supports the Property’s ability to capture higher-rated corporate and leisure demand following renovation. Additionally, MARTA’s Buckhead station is a five-minute walk from the Property, providing direct access to Midtown, Downtown Atlanta, Hartsfield-Jackson Atlanta International Airport, and many of the city’s largest employment centers and entertainment venues.
The Property’s infill location, existing structure, and position within Buckhead Place provide conversion optionality beyond continued hotel use. New ownership may evaluate residential, senior-living, or other alternative-use strategies that capitalize on the surrounding concentration of retail, dining, healthcare, and employment. The Property’s existing room configuration, common areas, amenity package, and parking access also provide a foundation for a future conversion.
The Hotel requires a comprehensive renovation, providing new ownership with an opportunity to materially improve RevPAR performance. The anticipated all-in basis, including acquisition and renovation costs, is expected to remain well below replacement cost. This basis provides meaningful downside protection while preserving substantial upside through renovation, rebranding, and operational improvement.
Beginning in 2021, five hotels opened in the historically high-barrier-to-entry Buckhead submarket, increasing inventory by approximately 15%. Following this recent supply wave, there are no hotels under construction or planned in the Buckhead CBD, a true rarity among urban Sunbelt submarkets.
Buckhead’s premier office assets continue to attract major tenants and investment. Within one mile of the Property, Weinberg Wheeler expanded at 3344 Peachtree, Rayonier selected Terminus 100 for its new headquarters, Greenberg Traurig renewed at Terminus 200, and SouthState Bank established a major presence at Prominence Tower. Also less than one mile from the Property, CP Group’s redevelopment of Piedmont Center is enhancing amenities and attracting popular restaurants and retail tenants. These commitments reflect employers’ and investors’ continued preference for well-located, highly amenitized office buildings in the Buckhead CBD.
Buckhead lodging performance has also improved, with RevPAR increasing 2.9% on a trailing-12-month basis through June 2026. The combination of strengthening hotel performance and renewed office activity provides a favorable backdrop for the Property’s renovation and repositioning.
Atlanta will host Super Bowl LXII at Mercedes-Benz Stadium in 2028 and the NCAA Men’s Final Four in 2031. These major events will add to Atlanta’s recurring calendar of professional sports, college football, conventions, and entertainment, supporting citywide lodging demand.
The Property’s proximity to MARTA allows guests to travel directly from Buckhead to Downtown Atlanta, where Mercedes-Benz Stadium and many of the market’s largest event venues are located.
The Property sits within Buckhead Place at the high-profile intersection of Peachtree and Piedmont Roads — walkable to super-regional retail, Class A office, and everyday conveniences, with direct MARTA access to Midtown, Downtown, and Hartsfield-Jackson International Airport.
The Buckhead CBD is anchored by more than 14.0 million square feet of Class A office and one of the Southeast's densest concentrations of corporate headquarters — the demand engine behind the Property's repositioning thesis.
